Long-term rental management

Clear oversight for long-term rental owners.

Bridgepoint provides practical, owner-focused management for long-term rental properties, with defined responsibilities and straightforward reporting.

01

Ongoing management at 5%

Bridgepoint's ongoing long-term rental management fee is 5% of collected rent. Leasing, renewal, legal, maintenance, and other third-party costs are addressed separately in the management agreement so owners can see exactly what is included.

02

Communication and rent oversight

Management includes routine tenant communication, rent tracking, issue documentation, maintenance coordination, and owner reporting within the agreed scope. Material issues are escalated with context and a recommended next action.

03

Property care with an investment perspective

Maintenance decisions affect both current cash flow and long-term asset condition. Bridgepoint coordinates qualified resources, documents work, and helps owners distinguish urgent needs from planned improvements.

Owners receive a monthly operating view that can include revenue, occupancy, average daily rate, booking pace, channel mix, property expenses, maintenance activity, open issues, and recommended operating actions.

Bridgepoint begins with a property and fit review. We discuss the property's location, rental history, current listings and systems, owner objectives, physical condition, governing rules, and any immediate operating concerns before recommending a scope of service.
