Turnover cleaning and property checks

A turnover should clean the property—and protect it.

Bridgepoint treats each turnover as a quality-control event, connecting presentation, inventory, visible-condition checks, and issue escalation.

01

More than a cleaning checklist

A turnover is one of the few predictable opportunities to see the property between guests. Bridgepoint's process can incorporate access, temperature, visible leaks, inventory, appliances, safety items, damage, and presentation checks alongside cleaning.

02

Documented exceptions and escalation

Concerns are photographed and routed according to urgency. The objective is to resolve guest-readiness issues before arrival and prevent small property problems from becoming larger owner expenses.

03

Pricing based on the property

Bridgepoint's standard turnover rate is $185 for properties within the current operating scope. Larger properties, unusual conditions, linen requirements, or intensive resets may require a separate quote.

Owner questions

Useful answers before the first conversation.

Every property is different. These answers explain Bridgepoint’s general approach; the management agreement documents the scope for your specific property.

Does Bridgepoint handle cleaning and property inspections?

Bridgepoint coordinates turnover cleaning through an in-house team and uses documented turnover and property-check standards. Property-specific requirements, cleaning scope, and service costs are confirmed before management begins.

What areas does Bridgepoint serve?

Bridgepoint serves rental-property owners and investors across Tampa Bay, with a particular focus on Pinellas County and the Gulf beach communities, including Indian Shores, Indian Rocks Beach, and Clearwater Beach. Property fit and local operating requirements are reviewed individually.

How does the management process begin?

Bridgepoint begins with a property and fit review. We discuss the property's location, rental history, current listings and systems, owner objectives, physical condition, governing rules, and any immediate operating concerns before recommending a scope of service.
